I used hot Knife X-treme on a dance studio carpet with very bad brown spots, all of them came off immediately. Nothing but compliments from the customer.

I have been using this for a couple years now and it is very versatile. It works well on upholstery and this crystalizing encap works better than the film forming encaps in my opinion. I put it to the test by cleaning some bad grease spots with diluted degreaser, to remove the soil, and I finished encaping the area with Hot Knife x. I expected that degreaser to cause a bad resoiling condition because I usually would need to give it a thorough rinse. The spot did not resoil with time. I only gave it 4 stars though because I find that I need to use more oz. per gallon than recommended. Great stuff though.
